Brookvale is really one drainage system wearing three different costumes. Factories, shops and houses all sit in the same low creek catchment, and they all drain into the same tired network.

That matters more than it sounds. A suburb with only houses gets predictable drain problems. Brookvale gets everybody's at once.

The pipe underneath is the common factor. Post-war cottages from the 1940s and 1960s were plumbed in earthenware, and sixty years of ground movement cracks the joints. Sand and shale soil shifts more than clay does, which loosens those joints faster.

Once a joint opens, roots find it. Established garden and street trees around Roger Street and Cross Street push straight into older sewer lines, and those are the repeat blockages we come back to.

Then the ground floods. Sitting low in a creek catchment means heavy Northern Beaches rain overwhelms the stormwater network and surcharges back into yards and gully traps.

Old Pittwater Road knows this well. Water has nowhere to go but up through the nearest pit.

The three costumes make it worse together. Trade-waste lines, retail lines and household lines are not separate systems in a suburb this compact, and rezoning keeps adding apartments and warehouse conversions onto pipework that was sized for a different Brookvale entirely.

So we do not guess here. The camera goes down first, because on this ground a blockage is a symptom and the cause is usually further along.
